1. About these terms
These terms apply to your use of propertyanalyser.uk (the site). The site is operated by Fortuna Streams Ltd, trading as Property Analyser, a company registered in England and Wales with company number 14965200, registered office The Accountancy Partnership, Suite 5, 5th Floor, City Reach, 5 Greenwich View Place, London E14 9NN. By using the site you agree to these terms. If you do not agree, please do not use it.
2. Pre launch information only
Property Analyser is in development. The site describes a product we plan to offer. Features, data coverage, pricing and launch dates are proposals and may change or not go ahead. Nothing on the site is an offer to sell, and no payment is taken.
Joining the waiting list does not create a contract to supply any product, and does not guarantee access, pricing or availability. Separate terms will apply to the product when it launches.
3. Not advice
Content on the site, including example calculations, is for general information only. It is not investment, financial, valuation, surveying, legal, tax, planning, licensing, fire safety or architectural advice. Example figures are illustrative and do not relate to any real property.
Property investment carries risk and values can fall. You should verify information independently and take advice from suitably qualified professionals before making any decision.
4. Using the site
You may view and share pages from the site for personal, non commercial use. You must not:
- use the site in any way that breaks the law or is fraudulent;
- try to gain unauthorised access to the site, its server or any connected system;
- introduce viruses or other harmful code, or overload the site;
- submit false, automated or bulk sign ups, or sign up anyone without their permission.
We may remove waiting list entries that appear to break these terms.
5. Search engines and AI systems
We welcome search engines and AI assistants indexing and summarising the public pages of the site, provided summaries are accurate and make clear that Property Analyser is a pre launch product. Copying the site wholesale or presenting its content as your own is not permitted.
6. Intellectual property
We own, or are licensed to use, the content, design and branding on the site. Property Analyser is a trading name of Fortuna Streams Ltd. Third party names, including ChatGPT, belong to their owners and are used only to describe compatibility. We are not affiliated with or endorsed by OpenAI.
7. Our responsibility to you
We work to keep the site accurate and available, but we provide it as is and do not promise it will be error free or uninterrupted. To the extent the law allows, we are not responsible for any loss arising from your use of, or reliance on, the site. Nothing in these terms limits liability that cannot legally be limited, including for death or personal injury caused by negligence, or for fraud.

Links to other websites are provided for convenience. We do not control those sites and are not responsible for their content.

10. Changes and law
We may update these terms from time to time. The date above shows the latest version. These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction, although if you live in Scotland or Northern Ireland you may also bring proceedings in your local courts.
