1. How to get help
Email hello@propertyanalyser.uk. We reply within 2 working days, Monday to Friday, excluding UK bank holidays.
To help us answer quickly, tell us the email address you sign in with, the postcode you were analysing, roughly when it happened, and what you asked ChatGPT. Please do not send passwords or payment card details.
2. Getting started in ChatGPT
Property Analyser UK is a plugin in ChatGPT. Your first 3 analyses are free.
- Open ChatGPT and choose Plugins in the sidebar, or use our direct link.
- Search for Property Analyser UK and select Install plugin.
- Select Connect and sign in with the same email you used to buy your analyses. Click the link in the verification email before you start.
- In a chat, type @Property Analyser UK, then paste a property and always include the full postcode.
Using ChatGPT at work? On Business or Enterprise accounts your workspace admin may need to make Property Analyser UK available under Plugins in the Admin console first.
Analyses you buy on this site are added to the account with the same email address, so sign in to ChatGPT with that email. If ChatGPT says it could not confirm your email, verify it using the link we sent, then in ChatGPT open Settings, select Apps or Plugins (whichever your account shows) and open Property Analyser UK. Disconnect it from Connected accounts or Connection (look in the more options menu, •••), then select Connect again.

3. Common problems
My analyses are not showing
Analyses belong to the email you used to buy them. In ChatGPT, ask Property Analyser UK for my account: it shows the email you are signed in with. If you bought with a different email, sign in with that one instead (see signed in with the wrong account). Still not right? Email hello@propertyanalyser.uk with both emails and we will move your analyses.
I did not get the verification email
Check your spam and promotions folders for an email from hello@propertyanalyser.uk. Then press Connect on Property Analyser UK in ChatGPT again and we will send you a new one. Still nothing after 10 minutes? Email hello@propertyanalyser.uk.
It signed me in with the wrong account
Your browser remembers your last sign in. Open this sign out link in the same browser, then in ChatGPT open Settings, select Apps or Plugins, open Property Analyser UK, disconnect it and press Connect again. Sign in with the right email.
My analysis was refused
Always include the full postcode, for example N21 3EN, so the analysis is linked to one property. Some areas are not covered yet (see which areas are covered); the reply tells you if that is the case. If you have no analyses left, the reply says so.
How long does an analysis last?
One analysis unlocks one property for 7 days. Every question about that property in that time is included, for every strategy, at no extra cost. Analyses you have not used yet do not expire while the service runs.
Can I get a refund?
Yes, for analyses you have not used. Email hello@propertyanalyser.uk from the email you bought with, within 14 days of purchase, and we will refund every unused analysis in that order at the price you paid per analysis. If an analysis failed because of a fault on our side, tell us and we will restore or refund it. See section 4 of our terms.
4. Common questions
Where does the data come from?
- HM Land Registry price paid data, for recorded sold prices.
- The EPC register, for floor areas, property type, age band and energy ratings.
- planning.data.gov.uk, for Article 4 directions, conservation areas, listed buildings, tree preservation zones, flood risk zones and green belt.
- postcodes.io, to find the location and region of a postcode.
Refurbishment figures come from the Property Analyser regional rate card. Public data is used under the Open Government Licence v3.0.
It does not open listing or file links (Rightmove, Zoopla, Google Drive, Dropbox) and does not look up rents. Give the price and rent yourself, and upload any photos, floor plans or a full page screenshot of the listing as a PDF.
Which areas are covered?
Sold prices and EPC data cover England and Wales. Planning constraints cover England, and depend on councils publishing their data, so no result does not prove there is no constraint. Stamp duty is calculated for England and Northern Ireland only; Wales and Scotland have their own taxes, which are not included.
Is this advice?
No. Results are estimates and calculations to help you decide what to check next. They are not financial, investment, valuation, legal, planning or tax advice. Every figure is labelled as fact, estimate, assumption or calculated, so you can see what to verify. Take qualified professional advice before you commit to a purchase.
How do I delete a saved analysis?
In ChatGPT, ask Property Analyser UK to show my saved analyses, then ask it to delete the one you no longer want, by name. It will ask you to confirm before anything is deleted, and a deleted analysis cannot be recovered. Saved analyses are also deleted automatically 24 months after you save them.
How do I delete my account and data?
Email hello@propertyanalyser.uk from the address you sign in with and ask us to delete your account. We will delete your account, saved analyses and unlocked properties, and keep purchase records only for as long as tax law requires. You can also disconnect Property Analyser UK in ChatGPT: open Settings, select Apps or Plugins, and open Property Analyser UK.
