Tips for better answers
- Give the full postcode every time. It links the analysis to one property and keeps follow ups free for 7 days.
- Say which figures are quotes and which are guesses. A builder's quote beats an estimate.
- Ask "which assumptions matter most?" before you make an offer.
- Start a new chat for a fresh layout. In the same chat, ChatGPT can repeat its earlier choices.
- Give the house number for comparables. The search is then sized to your property's floor area.
- Read the labels. Every figure is marked fact, estimate, assumption or calculated, so you can see what to check.
